All Appliances include (refrigerators, ovens, stove tops, microwave, wine chiller, water filtration systems, CCTV system, washer and dryer). Furnishings are negotiable.


Are the property dimensions verified?
All dimensions provided are based on certified architectural drawings and should be independently verified by your legal representative as part of the purchase process. Dimensions of the potentially developable back lot are an approximation.

The main practical requirement is obtaining a NIF (Número de Identificação Fiscal) — Portugal's tax identification number — which can be arranged remotely through a Portuguese lawyer before you ever travel to Portugal.


Do I need a real estate agent?
No — and in this case, you don't need one. This property is offered directly by the owners, and we have a qualified Portuguese attorney managing all aspects of the transaction including offers, contracts, and the final sale. You are always welcome to engage your own independent legal representation — in fact, we encourage it. But a buyer's agent simply adds a layer and a cost that neither party needs here.


What are the total costs of buying in Portugal?
As a buyer, you should budget approximately 6–8% of the purchase price in acquisition costs on top of the purchase price. These include IMT (property transfer tax), stamp duty (0.8%), notary fees, land registry fees, and legal fees. Your Portuguese property lawyer will provide a precise estimate based on current rates.


How does the purchase process work?
The process follows four clear steps: obtain your NIF, engage a Portuguese property lawyer, sign the CPCV promissory contract (with a deposit of typically 10–30%), and complete the final deed (Escritura) before a notary. Can I make an offer without visiting in person?

How do I get a NIF?
A NIF can be obtained at any Portuguese tax office (Finanças) or through a Portuguese lawyer with power of attorney — without traveling to Portugal first. We are happy to provide introductions to professionals who handle this routinely for international buyers.


Can I get a mortgage as a foreign buyer?
Yes. Several Portuguese banks and international lenders offer mortgages to non-resident buyers, typically at 70–80% loan-to-value. We recommend consulting a mortgage broker who specializes in international buyers in Portugal. Note that proof of pre-approval is required before we can arrange a viewing.


What is a CPCV?
A Contrato de Promessa de Compra e Venda (CPCV) is a legally binding promissory contract signed once an offer is agreed. The buyer typically pays a deposit of 10–30% at this stage. If the buyer withdraws, the deposit is forfeited. If the seller withdraws, they must return double the deposit — providing strong protection for both parties.


Is Portugal safe?

What has changed with the NHR tax regime?
The original NHR (Non-Habitual Resident) tax regime closed to new applicants at the end of 2023. It has been replaced by IFICI (also called NHR 2.0), effective January 2024. The new regime targets high-value professions such as science, technology, engineering, and executive management. Retirees and passive income earners are no longer automatically eligible for the flat-rate tax benefits that made the original NHR so attractive. Foreign pension income is now taxed at standard Portuguese progressive rates. Can I bring my pets from the US or Canada?

The most relevant options for most buyers are the D7 (passive income/retirement visa), the D8 (digital nomad/remote work visa), and the D2 (entrepreneur visa). Important note on the D7 and taxes:
D7 visa holders are no longer automatically eligible for IFICI (NHR 2.0) flat-rate tax benefits. Foreign pension income received by D7 holders is now taxed at standard Portuguese progressive rates. Please seek professional tax advice before assuming tax benefits apply to your situation.


How long does it take to get permanent residency?
After 5 years of legal residency you are eligible to apply for permanent residency. After the same 5 years you are also eligible to apply for Portuguese citizenship — and with it, an EU passport.


Can I hold dual citizenship?

At this time both the United States and Canada generally permit dual citizenship, meaning most North American applicants can obtain a Portuguese passport without giving up their existing citizenship. Confirm your specific situation with an immigration lawyer.
